For unpaid rent, repeated late rent, unauthorized occupants, disturbance or damage, a landlord may serve written notice ending the tenancy no sooner than 14 days after service, stating the reasons and termination date.
Where a tenant has assaulted or threatened the landlord or another tenant, or done significant damage, a 24-hour notice to vacate may be served. In extreme cases we can ask the RTDRS to shorten the usual hearing service period.
Only for the reasons in the Act — you or close family moving in, major renovations, a buyer who will occupy, condo conversion — and only with the prescribed notice. Fixed-term leases end on their own date.
